This modern fully equipped villa is comprised of 4 levels, which represent separate units that are connected only with outside staircases, accommodating a maximum of 18 guests. The top floor is a penthouse, spread over 2 levels (duplex), with 4 double bedrooms, 2 living rooms, a fully equipped kitchen and dining area, a study, 5 bathrooms, 2 balconies and a roof-top terrace. The second floor is closed and not available for use. The first floor has 3 double bedrooms, 2 bathrooms, a living room, dining area and a fully equipped kitchen and terrace. The lowest level comprises of a large sunlit lounge area with a dining area and fully equipped kitchen, a bathroom and a sauna. There are also 2 bedrooms here. The villa offers a private pool.

Villa Kelly is immersed on a beautiful hilltop, as a part of the small town of Matulji, rising above the Kvarner Bay,.Matulji is located only a few km south of Opatija-the pearl of the Adriatic. Opatija is the oldest tourist center in Croatia, whose history goes back to the 19th century, when the Habsburg dynasty made the city a popular destination for noblemen. There are numerous restaurants, bars and cafes in the city as well as Lungomare - a 12 km long promenade that runs along the coast.

My Istria requires a 30% down payment to ensure your reservation. The remaining amount is charged 30 days before arrival on on arrival where possible and depending on the selected payment method. In case of cancellation of the Rental contract all the received payments until the cancellation date shall be retained, and the guest is not entitled to their return unless a cancelation insurance option is selected during the booking process for 4.5% of the total accommodation cost in association with Allianz insurance company. In case of a reservation cancellation the guest demands the return of funds in accordance with the conditions of the Allianz Insurance cancelation policy, directly from the insurance company. My Istria shall give all necessary documentation at request of the insurance company for the needs of processing of the claim for damages.
A 1000 € refundable damage deposit or 35 € non-refundable property damage insurance is required.
