This cozy holiday house has a unique interior. Its 65 m² provide all the necessary modern comforts and conveniences, with a functional design for 4 people.
It has two bedrooms, with a double bed in the first and a two single beds in the second. It has one bathroom with a shower, WC and washing machine. One extra person (child) can sleep in the living room on a sofa bed. The open plan, air conditioned living room gets plenty of light through the large windows looking at the terrace inn front of the house. It consists of a sitting area with a sofa landscape in front of the TV, a dining area with table, and an open kitchen, fully-equipped with all modern appliances. Wireless Internet access is available.
Right in front of the living room there is an adjoining terrace with table and chairs and outside grill. Is is covered with solid roof construction. Right in front of the house there is an irregular shaped private pool with about 30m2 surface area with a small waterfall. There's also an outside shower and water pipe with basin. There are deckchairs on the lawn next to the pool.
The property consists of two sites: one that the house for holiday guests stands on and a second one that the owner of the house lives on. Both sites have separate entrances, so you can enjoy absolute privacy, whilst the owner is available to assist with any queries.

Marčana is a village and municipality in the southern part of Istria, Croatia, 15 km northeast of Pula. The village is situated on the D66 state road (Pula - Rijeka).
Marčana is over 3000 years old and preserves old Croatian culture. There are many rustic houses. There are old and damaged houses, as well as new and renovated houses. The village has markets, a pizzeria and three local pubs.

If no cancellation, notice periods and costs are listed in the offers and terms and conditions of the owners or agencies, or are not otherwise mentioned explicitly, then the following apply:
The cancellation conditions are as follows:
For cancellations between 59 and 35 days prior to arrival, we charge 10% of
the total price of the reservation.
For cancellations between 34 and 28 days prior to arrival, we charge 30% of
the total price of the reservation.
For cancellations between 27 and 21 days prior to arrival, we charge 45% of
the total price of the reservation.
For cancellations between 20 and 1 days prior to arrival, we charge 70% of
the total price of the reservation.
If the traveller does not arrive at the destination or if he cancels the accommodation service after it has started, we will charge the full price of the reservation.
COVID-19 conditional cancellations (valid until the end of September 2022)
In the event that you book accommodation for a certain period in the course of 2022, you can transfer the period of use of the accommodation to another free period in the villa in question until December 31, 2023 in the following situations:
Closure of borders - the Republic of Croatia or the country of your residence or stay;
The right to cancel or transfer the period of use of the property is not recognized in other situations such as:
Cancellation of the flight or other means of transport
Self-isolation / illness / exposure to SARS-CoV-2 virus
Recommendations from the country of your residence or of your stay if you are not going to travel, i.e. without an express prohibition
Rejection of annual leave by the employer
Employer's travel bans.
