Holiday house Julian is located 4 km from Rovinj, on a large property of 1.500 m2. The beautiful sea view will take your breath away.
Guests can enjoy with full privacy a beautiful garden with a 32 m2 swimming pool, a mini gym, a children's playground and a covered tent. In the garden you can see olive trees, various flowers, grapes and apple trees.
The ground floor terrace with outside fireplace / barbecue and outside table is also covered, in a pleasant shade, surrounded by greenery.
The house consists of ground floor and 1st floor (1st floor is not available - locked and not used by anyone). 2 bedrooms and living room can accommodate 6 people. You have 1 queen-size bed, 2 single beds and a sleeping sofa. The living room has an air conditioning and a flat-screen TV with satellite channels.
The kitchen is fully equipped, with oven and dishwasher. The bathroom is equipped with a shower and washing machine.
Up to 4 cars can park on fenced parking. The whole property has a WiFi connection.
In the garden you can see olive trees, various flowers, grapes and apple trees. You can use the lounge section on the balcony. You have a wonderful sea view from the balcony.

Activities that I can offer to my guests : winery tours and wine degustation, olive oil tasting tours, bicycle rent, and bicycle tours, airplane sightseeing of Pula region and islands, group diving or a diving course for beginners, horse riding school, water sports, etc.
Rovinj is one of the most popular tourist destinations in Croatia, so you can reach many summer events in just 5 minutes by car.
The house is 32 km away from the airport in Pula. The nearest beach, Cisterna, is 1 km from the property.
The Plodine supermarket is 5 km from the house. The apartment is 1.5 km from restaurant Stancija Collis.
If you want to visit Porec, Pula, Brijuni or other Istrian attractions, you can reach them by car within 20 to 30 minutes.
The city of Rovinj is close to all of the major tourist destinations in Istria, such as Pula, Brijuni and Rovinj.

If you cancel 91 days (or more days) before arrival, you will get a refund of 1/4 of the "prepayment amount".
If you cancel 90 days (and less) before arrival, "prepayment amount" is not refundable.
COVID-19 FREE CANCELLATION
Free cancellation of reservation stay will be granted to guests in the following Covid-19 related travel disruptions:
- closure of the border of the country of the Guest, or closure of the Croatian border, for tourist trips (border closure restriction must be applied onto the part or the whole reservation stay period)
- in the event of a new wave of pandemic in the Guest’s home country or in Croatia, if Governments declare a state of pandemic and lockdown / quarantine of all citizens (officially declared pandemic state must be applied onto the part or the whole reservation stay period)
- in case that during the Guest’s vacation stay at our rental property, the Guest’s home country applies mandatory self-isolation, as an official obligation, for all tourist travelers returning from Croatia, the host can approve a refund for unused overnight stays, or he can offer a voucher for unused overnight stays to be used in season 2022 (it’s host’s choice on what option will be offered)
Security deposit of 400 EUR is being collected at the check-in, returned at check-out
If everything remains in order and unbroken Security deposit is returned to the guests at check-out.
Only well behaved, small dogs, for 15 EUR per night.
