In Kaprun you can ski on the Kitzsteinhorn almost all year; in Zell am See during the winter on the Schmittenhöhe. In the summer you can make lovely walks or cycling tours or just enjoy the beautifull lake for a swim or a boattrip. In between Kaprun and Zell am See there is a very nice 2 x 18 golfcourse and in Mittersill, in 15 minutes drive another 18 holes course.

By car:
From Munich direction Innsbruck.
Exit Kufstein Süd/Felbertauern.
Follow B173, then Felbertauern/Kitzbühel/Pass Thurn B161.
In Mittersill direction Zell am See.
Exit Walchen.
The road turns to the left. The church is on your right hand side.
The first road to the right is the Schiliftstrasse, the second is the Bachweg.
Here you turn to the right. The first posibility you turn left over a smal bridge = Erenweg.

Verhuurster houd controle op alles via de twee deurbelcameras. Laat klusjesmannen en tuinman langskomen tijdens ons bezoek en zal elk klein dingetje zoeken om de borg in te houden. Het huis is prachtig maar de verhuurster is uitermate onvriendelijk en onredelijk.

The house itself? Fine. Well-equipped, good location, no complaints there. Unfortunately, the experience of actually renting it was a completely different story - due to the landlady._x000D_

From the moment we arrived, we were met with “DO NOT” notes scattered around the property — for example, firewood not included in the rental even paying over-market price for this house, and rented it for a month. It was incredibly petty._x000D_

Another example - the landlady sent video of the Ring doorbell camera accusing that I had brought guests unannounced into the house. It was a video clip of me greeting my wife after I returned to the house one day. This level of scrutiny, invasion of privacy and false accusations is another level of crazy. The restrictions, rules and constant monitoring felt excessive, to the point where it was hard to feel at home._x000D_

Communication from the landlady was, in my personal experience, erratic and often delivered in a tone that felt aggressive and unpleasant. Midway through our stay, she altered key terms of our rental agreement, which caused significant stress. A dispute over the security deposit escalated to the point where she threatened to end our stay early — knowing we have a 3 month old baby with us. This is not normal behavior._x000D_

It’s my opinion that the property is managed in a way that makes guests feel monitored and unwelcome. While the physical house might meet your needs, the way it’s run could easily ruin the experience. If you value a relaxed, respectful rental, I would STRONGLY suggest looking elsewhere. I know for sure I will never return.
