Cancellation policy
1. In the event of a cancellation, the tenant owes the following cancellation fees:
a. 15% of the rental price for cancellations more than 3 months before the start of the rental period;
b. 50% of the rental price for cancellations more than 2 months but not more than 3 months before the start date of the rental period;
c. 70% of the rental price for cancellations longer than 1 month but not longer than 2 months before the start date of the rental period;
d. 100% of the rental price for cancellations less than 1 month before the start of the rental period;
2. In addition to the cancellation fees, the landlord may charge a flat rate of €25 for administrative costs.
3. If the tenant can find a mutually acceptable third party to take over the rental for the agreed period, the cancellation fees are reduced by the rental income.

The location of the villa is unique at the end of a peninsula in a residential area that is completely oriented towards the water. Both the cozy center of the historic Lemmer and the Lemmer beach on the Ijsselmeer are within walking distance. For mooring your own or rented boat, there is 40 meters of waterfront available. The water has an open connection with the Frisian Lakes and through the lock to the IJsselmeer.
Getting there
Car: Lemmer is directly accessible via the A6 motorway.
Train: The nearest train station is Heerenveen, about 20 km away. There is a direct bus connection from Lemmer to the train station.
By plane: Lemmer is approximately 90 km from Amsterdam Schiphol International Airport.

Wir hatten mit unseren Freunden und Kindern tolle Tage in dieser wunderschönen Villa. Die Villa ist sehr sauber, sehr groß und hat eine tolle Lage direkt am Kanal. Leider war das Wetter nicht so gut, daher konnten wir die zahlreichen Terrassen nicht nutzen. Ein großer Vorteil waren die Fahrräder, mit denen man schnell in Lemmer oder am Strand war. Die Küchenausstattung ist auch sehr umfangreich.

Alle unsere Erwartungen aufgrund der Hausbeschreibung wurden voll erfüllt. Kein Bild ist geschönt. Alle Räume komplett und liebevoll auch mit vielen privaten Gegenständen ausgestattet. Jede Menge Verbrauchszutaten (Gewürze, Öle etc.) in der Küche, sogar Prosecco und Pralinen zur Begrüßung. Toller großer Whirlpool, auf 38 Grad aufgeheizt. 2 solide Fahrräder mit 7-Gang-Schaltung sowie 2 Klappräder. Polsterauflagen für alle Sitzgelegenheiten im tollen Außenbereich am Wasser.
60-Zoll-Fernseher im Wohnraum und 42-Zoll im 1. Schlafzimmer - allerdings nur mit niederländischinen Kanälen - deutsche Programme konnten wir aber streamen (z.B. über Magenta TV).
Wir kamen nicht sofort mit der Whirlpooleinstellung zurecht - in 10 Minuten war Brenda als freundliche Helferin zur Stelle.
Kaution wurde umgehend erstattet
