Cancellation policy
Contract Withdrawal - If the tenant cancels or terminates the contract before the start of the lease, the tenant is required to pay the following amounts to the landlord as compensation for the loss of rent:
3 months to 6 months before the start of the lease, 60% of the total rent is to be paid to the landlord.
30 to 90 days before the start of the lease, 80% of the total rent is to be paid to the landlord.
16 to 29 days before the start of the lease, 90% of the total rent is to be paid to the landlord.
From the agreed-upon start date of the lease until 15 days before the agreed-upon start date, 100% is to be paid.
If the tenant terminates the stay prematurely, they remain obligated to pay the full rent.
A cancellation or termination requires a registered letter or confirmation from the landlord. The relevant date is the day the declaration is received by the landlord.
In the event that the tenant does not vacate the apartment on time, the landlord is entitled to charge three times the contractual agreed daily rate for each day started.
Adherence to this agreement is particularly important as it involves vacation rental, and there are additional rental agreements and obligations in place.

The villa itself is only about 600 metres from the shady plaza in the heart of Roche, which boasts cafés, a fenced children's playground, a newsagent, supermarket and pharmacy.
For sports enthusiasts, numerous facilities, including paddle courts, tennis courts, football pitches, volleyball courts and basketball courts, offer ideal opportunities for active leisure. A "fitness trail" in the nearby park rounds off the offer. The beach, a meeting point for surfers, is within easy reach, and the Roche urbanisation delights visitors in summer with flea markets, summer festivals, sporting events and children's activities.
The proximity to white villages such as Vejer de la Frontera (approx. 30 minutes' drive), Conil de la Frontera (approx. 15 minutes' drive), as well as cities such as Seville, Cádiz, Jerez de la Frontera, Puerto Santa Maria, Sotogrande, Marbella, Puerto Banus, Tarifa and Malaga makes the villa a perfect starting point for cultural discoveries. All of these attractions are within 1 to 2.5 hours' drive, making this property not only a luxurious home but also a gateway to a wide range of leisure activities.

Das Haus ist sehr schick und großzügig, toller Pool direkt an der Terrasse .. die Küche ist super ausgestattet und jedes der vier Schlafzimmer hat ein eigenes Bad. Nach der abendlichen Sauna kann man direkt in den beleuchteten Pool springen.

Wir hatten das Mas del Cullou für ein Familientreffen angemietet. Es erwies sich als hervorragend ausgestattet und sehr komfortabel, es hat uns an nichts gefehlt. Auch die Flexibilität bezüglich kurzfristiger Umbuchung aufgrund eines Flughafenstreiks verdient besondere Erwähnung. Alles in allem haben wir einen wundervollen Aufenthalt verbracht.
