You can enjoy a relaxing sundowner on the roof-top sun terrace which has a fantastic bar area. Next to the pool is an outdoor bar with bar stools - ideal for sitting and enjoying a sangria or glass of local wine!
For outdoor dining, there is a lovely outdoor dining table and chairs and a Weber gas barbecue.
The living room has plenty of comfortable seating, a large flat-screen TV with Apple TV and Netflix, and a Sonos sound system. The outside terraces can be accessed directly from the living room. The dining room has seating for 6 persons, and access to the terrace via a 'sun room' - ideal for relaxing.
The stunning, modern kitchen with island / breakfast bar has an induction hob, oven and microwave, American style fridge-freezer, and dishwasher. There is access from the kitchen to the rooftop sun terrace with bar.
All bedrooms are very comfortably furnished and all have en-suite bathrooms.
Bedroom 1 (to the left) has a large double bed 1.6m x 2.0m) and en-suite bathroom with bath, separate shower cubicle, and bidet. This bedroom has direct access to the rear sun terrace.
Bedroom 2 (middle) has a large double bed (1.8m x 2.0m), TV, and a modern en-suite bathroom with double sink, shower, and bidet. This bedroom has access to a private, covered sun room.
Bedroom 3 (to the right) has 2 single beds (0.9m x 2.0m) that can be placed together to form a large double, and an en-suite bathroom with shower cubicle. This bedroom also has a desk / workstation - in case you need to catch up on emails while you are on holiday! There is no direct access to outside areas from this bedroom.
[Please note that some road noise is audible in the outside areas on the North side of the property.]

Within the extensive, landscaped gardens are a private padel tennis court (standard size 20 x 10 m), putting green, boules court, heated swimming pool (minimum depth 1.4m, maximum depth 2.75m), a table tennis table, and other games including darts, and table curling - plenty of activities for all the family!
In addition to the all the activities on offer, if you prefer just to relax and unwind during your holiday, you can enjoy the peace and quiet in one of the many seating/sunbathing areas around the property.

'Vivenda Falcoeira' is situated approximately 10-minutes drive from Praia da Luz beach, and 15 minutes from Lagos town and its wonderful beaches.
There are so many things to do here that you might not want to venture far from the villa but - if you do want to get out and about - it is just a short drive to Praia da Luz and to Lagos town with its great selection of restaurants, shops, supermarkets, and other amenities and attractions.

As of the 22nd of December 2021, Destination Algarve has made new updates to the ‘Cancellation Policy’ attached to new bookings.
From now on, the cancellation policy in place (which will override our ‘Terms and Conditions’ for the time being) is as follows:
Villas:
· 100 % refund of the total payment up to 45 days before check-in
· 50% refund of the total payment up to 21 days before check-in
Apartments:
· 100 % refund of the total payment up to 30 days before check-in
· 50% refund of the total payment up to 14 days before check-in
For guests who are unable to travel and wish to postpone their booking, also offer guests this opportunity in order to not miss out on their booking.
In this case, the policy is as follows:
Villas:
· Postponement up to 30 days before check-in
Apartments:
· Postponement up to 14 days before check-in
PAYING THE DEPOSIT
On receipt of a booking request from you, we will send you a 'pre-booking' form confirming the details of your booking request.
The first deposit payment (25% of the rental amount) is to be made as soon as you receive the 'pre-booking' form.
Please note that the first deposit payment is non-refundable.
The property will be kept available for you for 5 days from when the 'pre-booking' message is sent to you - unless stated otherwise on the pre-booking form.
If payment of the first deposit has not been received by us within this 5-day period, we reserve the right to offer the property on the market as available.
If you are booking the property within 8 weeks of your arrival date, you will be required to pay the full rental amount plus refundable security deposit within the stated 5-day period.
Bookings are only deemed to be confirmed upon receipt of the first deposit payment (or full payment – depending on when you make the booking).
Bookings cannot be accepted from anyone under the age of 21 years (for apartments) and under the age of 25 years (for villas).
So that your booking can be confirmed, we will require the dates of birth and passport numbers of all persons who will be staying at the accommodation.[This is a requirement of the Portuguese Immigration & Borders Service (SEF) and without these details your booking cannot be accepted.]
PAYING THE BALANCE
You are required to send us payment for the balance of the rental amount plus the refundable security deposit at least 8 weeks prior to your arrival date.
If you fail to make a payment due to us in full and on time, we may treat your booking as cancelled by you and your first deposit payment will be forfeited.
The refundable security deposit is payable at the same time and in addition to the payment of the rental amount. The refundable security deposit will be held by us to cover any losses, damage and/or additional cleaning charges if the property is left in an unsatisfactory condition.
The refundable security deposit will be refunded by electronic means (i.e. either by bank transfer, credit card, or PayPal) within 7 days of departure subject to deductions necessary by reason of your or any member of your party’s breach of your obligations (see section 'YOUR OBLIGATIONS' below).
