Bright and sunny room with 36 sqm and view on the lake (8 m long, room-high windows, facing to the lake), dining table and 6 chairs as well as a 20 sqm roofed terrace. Sofa, TV (Sat receiver with worldwide programs). The terrace is equipped with 4 luxury rattan sun beds.
2 bedrooms:
1. Bedroom with double bed and single bed, huge wardrobe and direct access to the new bathroom with double washbasin, bath tube, wc.
2. bedroom with double and single bed. Bath room with shower, washbasin and WC.
Waredrobe on the corridor.
Both bedrooms have access to the terrace on the side with view on the lake, garden shower and table and chairs.

The small airport of Lugano is 10km away. There is absolutely no noise that could disturb you.

Location and surroundings
The flat is located on the 1st floor in a newly constructed house with 6 flats, 800m from the Italian border on the Swiss part, in a street a little bit up the hill to allow a magnificent view on the lake, calm ambience in a blind alley street.
Saturdays is a market in Ponte Tresa (IT), 5 minutes by foot to the bank, post and station. By car: 10 minutes to Lugano, 30 minutes to Como and Lake of Como, 20 Minutes to the Lago Maggiore, 60 minutes to Milan, 30 minutes to the Foxtown (designer outlet).
3km to the golf course of Magliaso/CH, 20km to the golf course of Varese /IT. Many possibilities for hiking (Monte Bre, Monte Tamaro, Monte Lema, Monto Generoso, San Salvatore, etc.). Many excursions by boat on the lake of Lugano and Maggiore.
